Policies

Booking your stay at Holstein House is your acknowledgment and agreement with the policies as listed below.

Rooms
Guest room has a double (full) bed, clothes closet, and dresser for guest use. Also included with your stay:

Room information & policies sheet
High speed internet
Flat screen TV
Room refresh service (upon request with stays over four nights)
Light Continental breakfast served in the dining room
Bath amenities: towels and wash cloths provided in room. Soap, shampoo, conditioner available for purchase.
Off-street parking

Rates
All rates are based upon double occupancy. There is a maximum of two guests per room.

All rates include a light Continental breakfast. Ice and filtered water are available at refrigerator door.

Check-In and Check-Out
Check-in is between 3:00 p.m. – 6:00 p.m. If you are delayed and may arrive after 6:00 p.m., please let us know and we’ll be happy to accommodate your schedule.

An early check in fee will be charged for early arrival during our busy season May – October. $25.00 for the first two hours, and $10.00 for each hour prior to that.

Check-out is by 9:00 a.m. should you be delayed in checking out, please ask if your checkout time may be extended.

Minimum Stay
We may have a two night minimum stay during holidays, special events and Saturdays.

Guests
Use of the Holstein House Bed & Breakfast and the grounds is for registered guests only. If you have friends that want to come and visit please secure approval before inviting them.

Cancellations
We have a 10 day cancellation policy, or 21 days for holiday reservations. Any deposit taken is refundable (minus a $25.00 service fee) if at least 10 days notice is given. We cannot be responsible for illness, family emergencies, work conflicts or inclement weather. For cancellations with less than 10 days notice the canceling guest will be responsible for the entire stay unless the room can be re-rented. We highly recommend purchasing trip cancellation insurance for any unforeseen circumstances, available at a nominal cost from any travel agency or online at insuremytrip.com, Travel Guard or Access America.

Deposits
For all reservations made with greater than 10 days advance notice, we require a deposit of the full amount of the first nights stay at the time of reservation with the balance due upon arrival. For all reservations made with 10 days or less advance notice, the total charge is due at time of reservation.

Credit Cards
Visa, MasterCard, Discover and American Express credit cards are accepted. Personal checks may be accepted for full payment but must be received at least 10 days prior to your arrival. We reserve the right to refuse personal checks, assess “bounced check” fees which may include bank fees and inconvenience fees as permitted by the State of West Virginia.

Taxes
All rates are subject to an additional 6% West Virginia Lodging tax and a 6% West Virginia Sales tax, and a $2.00 per room, per night BBA Fee.

Lost or Stolen Property
The Holstein House Bed and Breakfast is not responsible for lost, damaged, or stolen items from your room and/or your car due to theft, fire, or any other unforeseen event/circumstances. We recommend you lock all valuables in your car/trunk. If your property is lost, stolen, or damaged, an investigation may be conducted by us and/or our insurance provider. We will abide by all insurance regulations and investigations protected under all applicable insurance fraud policies and laws. If your property is misplaced while you are here and it is found after your departure, we will be more than happy to forward it to you. You may be responsible for any postage/shipping charges that may incur during the return of your property.

Damages or Loss of Property
We reserve the right to charge your on-file credit card for any damages or loss of property (to include missing towels, robes, antique furniture and/or appliances) that may occur due to your actions or lack of action during your stay.

Breakfast and Social Hour
Light Continental breakfast is included. Breakfast is usually served between 7:00 a.m. and 9:00 a.m. but may be served earlier or later with prior arrangement. Guest with special dietary restrictions should know that foods containing gluten, nuts, dairy, and other allergens are on site.

Smoking/Vaping & Candles
Smoking/Vaping or candle use is not permitted inside the Holstein House B&B. Wicked candles are a fire & safety hazard to this home. Electronic candles are welcome as a substitute.

Smoking/Vaping outside of the B&B is permitted in designated areas. Please be respectful of our non-smoking guests.

Children
Children as guests are not permitted at Holstein House.

Pets
Guest’s pets are not permitted at Holstein House. This is for the protection of our house pets, and free-range poultry.

Guests are not permitted to crate pets in vehicles while they stay. Any guest keeping a pet in a car, van, or other vehicle will be reported to the appropriate authorities.
